The prices listed below are for guidance only. We will give you an accurate quote reflecting the complexity and urgency of your case in advance of any work undertaken. All fees are subject to VAT. VAT number 341077718. Disbursements may vary should VAT be applicable or not.

We generally base our fees on hourly rates although on some work we are able to offer fixed fees. The current members of our team and their hourly rates are as follows:

Your matter will always be supervised by the principal solicitor. Work will be completed by lawyers of varying experience.

This fee quote assumes you meet the requirements of the Immigration Rules, EEA Regulations or British Nationality Act 1981 (as applicable) without requiring discretion to be exercised.

It also assumes there are no other factors which make the application more complex such as a criminal record or a history of non-compliance with UK immigration.

The costs quoted do not include disbursements (e.g. visa fees). We handle payment of disbursements on your behalf where appropriate.

Fee includes

  • Meet with your solicitor to provide instructions on what happened
  • Consider initial disclosure and other evidence, and provide advice
  • Arranging to take any witness statements if necessary
  • Explain court procedure and sentencing options available to the court
  • Further preparatory work and follow-up queries
  • Attend court on the day (anticipate half a day); additional expenses for counsel’s fee
  • Discuss the outcome with you; advice on appeal carries an additional cost

Wills & estates

Probate (uncontested)

Our Grant only service can be a cost-effective way to obtain a Grant of Probate for a simple estate. Using this service, AV Law Solicitors will draft a Grant of Probate (or Grant of Letters of Administration).

Estimated legal fees above are for estates where:

  • There is a valid will
  • There are no unusual funeral requests in the will
  • The executors are willing and able to act
  • There are no claims against the estate and no caveats lodged at the court
  • There is no more than one property
  • There are no more than 6 bank or building society accounts
  • There are no shareholdings (stocks and bonds) in the estate
  • There are no other intangible assets
  • There are no more than 10 beneficiaries
  • There are no disputes between beneficiaries on division of assets
  • There is no inheritance tax payable and executors do not need to submit a full account to HMRC
  • The estate is solvent

Additional likely expenses (for all estates)

  • Probate application fee of £155 plus 50p per copy for any additional copies of the Grant
  • £5 for the swearing of the oath (per executor), plus £2 for each will and codicil
  • Between £100 – £150 for placing an advert in the London Gazette and a local newspaper
  • Between £200 – £300 for valuation fees

Time frames

  • On average, estates in the above range are dealt with within 6 months.
  • Typically, obtaining the grant of probate takes 12–20 weeks.
  • Collecting in the majority of the assets generally takes up to 12 weeks after obtaining the Grant.

Dealing with the sale or transfer of any property in the estate is not included, but we offer a conveyancing service and can help with this. If your case is more complex, we can give a more accurate estimate once we have more information.

Whether you are buying or selling a property, it is most likely to be one of the biggest financial transactions you will enter into. Fees quoted are exclusive of VAT and disbursements. VAT at 20% is charged on all transactions.

Average purchase process: 8–12 weeks (first-time buyers with a mortgage in principle may take 8–10 weeks). Average sale process: 6–12 weeks. Timing depends on the parties in the chain. Stamp Duty Land Tax depends on purchase price — calculate via HMRC (or Welsh Revenue Authority for Wales). Land Registry fees

  • Each day of a tribunal hearing typically incurs a charge over £2,000 (excluding VAT), plus counsel’s fees — included within the bands above.
  • We advise on employment but not on tax or pensions.
  • When advocacy is required we generally instruct counsel, save for some preliminary hearings.

If the matter becomes disputed, additional work is charged at an hourly rate. A barrister may be appointed for hearings at an additional agreed cost.

Divorce: admin costs will be added after consultation based on the anticipated volume of documents — typically between £30 and £100.

Complaints

If you are unhappy with any aspect of your matter, raise it with the person dealing with your case. If unresolved, we will acknowledge a formal complaint within 7 working days and indicate the timescale for a definitive response. You may also refer a complaint to the Legal Ombudsman and, for breaches of SRA Principles, report to the SRA.
